How's House Flipping?

I started out with an idea of flippn houses but with the housing market so cold, it will take a couple of years to start flippn again, the idea is to make more money with the least amount of work so i bougt a couple of small homes, renovated and rent to section 8 applicants. Its organized, youre working with the city and you get paid on time every 1st of month. This is where the money is right now, put the numbers to work for you. Depending on the area where you live there are opportunities, here in tx. theres a lot of foreclosures, bank owened, if you start with a small home lets say 40k, invest 5-10k thats 50,000 you make a down payment, get section 8 to come and do their inspection, they will tell you whats missing, depending on size of home you get paid, i have a 4 bedroom, 3 bath home, i lived in it for a while restored it, my mortgage is 500, section 8 gives me 1,450, i have 950 left over, so money is revolving to pay taxes, from just one house alone i made 17,400 if you have the cash you have the opportunity to make an offer even for less money if you dont then you have to have good credit to get a loan or look for another investor to hook up with he carries the loan and do owner financing. or look for short sale homes. Theres alsoo homes that you can take over payments, go to craigslist its full of these.Or start out small with a mobile home and move up slow. Good luck.
